Exclusive to Torcal Estates - available to purchase outright or in part payment and a lease agreement. See below......
A rare opportunity to buy a property in a rural location where the land classification offers the opportunity for a variety of uses: A camping business, agricultural uses, the keeping of horses (stables can be constructed) etc. - all within a protected area of great beauty.
Given the agricultural connections, you can construct stables, storage space and shelters for animals or you can simply enjoy it as it is!
This traditional country Finca/farmhouse would make the ideal base for a self-sufficient lifestyle and a real change of pace.
Situated in a small hamlet with good access via a tarmac drive and road, this country home has plenty of space, privacy and a micro-climate that could lend itself to a Spanish version of The Good Life.
The property itself is served with mains electricity, mains water (plus a water storage facility which is pumped), Satellite TV, Radio phone and satellite Internet service.
The whole land area totals just under 3 acres and lends itself to the keeping of a number of farm animals and poultry, even a horse or two, as well as the creation of a self sufficient vegetable and fruit supply.
The gardens already have a wide range of trees including almonds, olives, figs, lemons, mandarin, orange, pomegranate, mulberry, carob and holm oak trees. There is a stand of eucalyptus which provides shade to the house in high summer, the envy of the local Spanish people.
Within the gardens there is a block built barn which could have the roof raised and converted into stables or used as they are for kennels. A fenced chicken run is already in place and if animals are considered, the plot is fenced, most of it flat or terraced to allow the creation of different areas for growing, planting and maintaining livestock.
If the idea of self sufficiency appeals to you, it doesnt mean that you cant have the odd luxury in this case its a large swimming pool. Originally built as a large water deposit (alberca) it has been converted with filtration and steps. Rather than looking like a strange new addition to this traditional home, the pool compliments the rustic feel of the place.
The main house has a living room (traditional comadero), kitchen, study area, bathroom and master bedroom on the ground floor and 2 further bedrooms on the first floor, the master has an ensuite shower and vanity unit, the guest a vanity unit. There is a covered patio at the front , for eating outside during the heat of the Spanish day or the relaxed cool of the evening, while one admires the beauty of the land and the river, which, incidentally, has trout , catfish and terrapins in it. There are a number of attached buildings comprising a workshop, lavadero and garden tool stores at the back.
Just 5mins from Almogia, 25mins to Malaga and 35mins to Malaga airport, this property feels like it could be in another world but you really do have all your daily needs within easy reach. Almogia village is a traditional Spanish pueblo blanco with everything needed for modern life bars, shops, restaurants, schools, 24hr Health Centre, municipal swimming pool and much more.
If you wish to purchase this property in stages, the vendors are offering the following:
1. Put down a lump sum of 25% of the agreed purchase price. To be formalised in a purchase contract which includes a 2 year lease agreement that can be extended to 3 years should both parties agree. 2. The rent would be ?1,000 per month for the duration of the lease agreement. 3. On Completion of the 2 or 3 year agreement, the property will be handed over by the vendor in exchange for the balance of 75% of the purchase price, with all monthly rental payments deducted from the settlement figure. 4. The vendors will give permission in writing, stating that the buyers/tennants can make changes/improvements to the property during the 2 or 3 year period (in compliance with the law).
